Job details
Due to expansion my client has a vacancy for a lettings negotiator at their Tonbridge Branch.
Your duties will be to:
Act as a mediator between two parties and negotiate offers.
Responsibility for communicating with the landlord and the tenant and assisting communication between them.
Keep detailed, accurate records of property information and instructions received. A daily record of appointments must be kept using internal system.
Weekly information regarding valuations, instructions and completions must be provided using the spreadsheets provided by the company.
Responsibility for carrying out lettings appraisals; explaining the lettings process including current legislation and our terms of business. Following these up with a letter then telephone call with the aim of winning the instruction. Taking the property on e.g. measuring up, taking photographs, writing up property details. Advertising the property in the local paper, website and various portals. Displaying and updating window cards, property lists and browser books.
Registering applicants and manage applicant database.
Responsibility for finding potential tenants for the property.
Conduct accompanied viewings.
Explain the rental procedure to tenants, provide tenants guide, agreement to rent and fees payable, take holding fee and referencing forms.
Ensure that the right steps are being taken when a tenancy is arranged, ie. Submitting reference forms and monitoring their progress; organising landlord’s gas safety certificates; wiring inspections; PATs as required. Carrying out inventory/condition reports as required.
Responsible for arranging for the relevant board to go up outside a property. Obtaining the landlords permission first.
Keep in close contact with the landlords throughout the marketing/referencing process. Draw up the tenancy agreement and send out to landlord for signing. Arrange for tenants to sign the agreements, complete standing order and pay remaining monies. Check tenants in to the property and go through the inventory/condition report. Also to check out tenants at the end of the tenancy and liaise with landlord regarding the return of the deposit.
Sell financial service providers services to landlords and tenants who then become buyers as this is part of our complete service.
Responsible for recording and maintaining all details pertaining to the property on the Company’s Property Management database system in place at the time. Keep all documents, forms, and paperwork up to date and keep colleagues informed of property status.
Telephone canvass applicants with potential properties to drum up viewings and potential lettings.
Attend to telephone enquiries and enquiries of clients who come into the office.
Ensure all property keys are logged correctly and signed out/in before being removed from the office.
Ensure the office is sufficiently covered at all times by liaising with other office staff regarding breaks and appointments.

The ideal candidate will have previous lettings experience and be commercially aware. You will be proficient in Microsoft packages and be a team player. You will be motivated and enthusiastic about working in a competitive environment. An outgoing and positive personality with a flexible and Can Do attitude is also a pre requisite.

Salary in line with experience. basic circa 17k OTE 30k
